Is WoningSearch free?

Yes, WoningSearch is 100% free and will remain so. You do not need an account and there are no hidden costs or premium subscriptions. All address information, WOZ value lookups, energy label checks, neighborhood statistics, and cadastral parcel data are immediately available to everyone. We fund the platform through non-intrusive advertising so that pure data remains freely accessible for all 9.7 million addresses.

Where does the data come from?

All data comes from official Dutch government sources: the BAG (Basic Registration of Addresses and Buildings) via PDOK for address data, the Kadaster for real transaction prices and WOZ valuations, CBS for neighborhood statistics and demographic data, and RVO (Netherlands Enterprise Agency) for energy labels. We use only open and freely available datasets — pure data without commercial filtering, for all 9.7 million addresses in the Netherlands.

How often is the data updated?

Most datasets are automatically refreshed weekly from official sources. BAG addresses via PDOK and real Kadaster transaction data are regularly synchronized as the source registers are updated. CBS neighborhood statistics are refreshed annually after publication, and RVO energy labels are updated as new certificates are registered. Each address page displays the date of the most recent update so you always know how current the information is across all 50+ data points.

How reliable are the WOZ values?

The WOZ values on WoningSearch are real Kadaster data — sourced directly from the Kadaster and representing the official assessed valuations that municipalities use for taxation purposes. Looking up WOZ values via WoningSearch gives you exactly the same values your municipality uses. These values are reassessed annually based on the market as of January 1st of the previous year — transparent and 100% independent of estate agent estimates or commercial valuation models.

What are energy labels?

An energy label indicates how energy-efficient a property is, on a scale from A++++ (most efficient) to G (least efficient). Labels are issued by certified advisors and registered with RVO (Netherlands Enterprise Agency). WoningSearch displays the most recently registered label directly from the RVO database — pure data without interpretation. The energy label is mandatory when selling or renting and affects the WOZ value, rent price, and mortgage options of a property.

Why is some data missing?

Not all addresses have a complete dossier with 50+ data points. Energy labels are only available for properties officially certified through RVO. WOZ values may be absent for newly built homes or addresses not yet fully registered in the Kadaster. CBS neighborhood statistics are available at neighborhood and district level, not always per individual address. We always display the source attribution (Kadaster, BAG, CBS, RVO, or PDOK) so you know exactly where the information comes from.

What information can I find per address?

Per address, WoningSearch shows 50+ data points: construction year, surface area, use type (residential, commercial, etc.), WOZ values across multiple years via real Kadaster data, energy label via RVO, sale history via the Kadaster, CBS neighborhood statistics, cadastral parcel data via PDOK, 3D building information, and nearby amenities. All 100% independent, no real estate agent, pure data — free for all 9.7 million addresses in the Netherlands.

What is the Rent Price Check?

The Rent Price Check is a 100% independent tool that provides an indication of the reasonable rent for a property based on the housing valuation system (WWS) and WOZ values. The calculation uses real Kadaster data and official CBS points and helps tenants and landlords understand the market-rate rent under the Affordable Rent Act. No real estate agent needed — pure data for a fair rent determination.

Are there Caribbean addresses too?

Yes, WoningSearch also covers all 6 islands of Caribbean Netherlands: Bonaire, Curaçao, Aruba, Sint Maarten, Saba, and Sint Eustatius. View the full overview at Caribbean Netherlands. How many languages is WoningSearch available in?

WoningSearch is available in 13 languages: Dutch, English, German, Turkish, Arabic, Spanish, Polish, Italian, French, Frisian, Sranantongo, Papiamento, and Portuguese — so everyone in the Netherlands can access address information. Each language version has its own URL (e.g. /en/faq/) for optimal search engine discoverability. Do I need a lawyer for a Huurcommissie case?

No. You can start a Huurcommissie case yourself and attend the hearing yourself. If you want, you can still appoint a representative or bring someone with you. Some tenants check in advance whether a legal expenses insurance policy would cover a future housing dispute, because a landlord can still take the dispute to the cantonal court after a ruling. Coverage conditions, waiting periods, and exclusions differ per insurer, so check the policy carefully. What if I am afraid my landlord will harass me or try to evict me?

Take intimidation seriously, but keep the response organised. Save emails, messages, letters, and photos, and keep communication in writing where possible. Since January 1, 2024, every municipality in the Netherlands must offer a reporting point for unwanted landlord behaviour, including intimidation, discrimination, or unfair charges. You can also look for support from a local tenant team, the Juridisch Loket, or Bond Precaire Woonvormen. A landlord cannot lawfully remove you just by threatening to do so; actual eviction requires a legal route. Does every rental home qualify for a rent reduction?

No. Not every home falls into the same rent regime. Homes in the regulated sector or the new mid-market segment can often be tested against the points system, but homes that score above the free-sector threshold do not always follow the same route. Larger, energy-efficient, self-contained homes often score many points and may therefore be harder to reduce through the Huurcommissie. According to the current Huurcommissie explanation of the Affordable Rent Act, new mid-market contracts run from 144 up to and including 186 points.
