Indicative
No official label? WoningSearch calculates an indicative estimate based on construction year and property type.
Tips & subsidies
For each address, we show which upgrades matter most and which subsidies are available.
An energy label indicates how energy-efficient a home is, on a scale from A (very efficient) to G (least efficient). It's based on insulation, heating, ventilation, and energy generation.
In the Netherlands, a valid energy label is legally required when selling or renting out a property. The fine for not having one can be up to €340.
A certified energy advisor assesses the property's insulation, glass type, heating system, ventilation, and any solar panels.
Search by address to see whether an official label is registered. If no registered label exists, we clearly show when the result is an indicative estimate.
An official label comes from available registry data. An estimated label uses property characteristics such as year built, home type, and known insulation signals as a first indication.
Many homes improve most through roof insulation, wall insulation, HR++ glass, better ventilation, solar panels, or a heat pump. At address level we show which steps make the most sense.
If no registered label is available, WoningSearch shows an indicative estimate based on the construction year and property type. This gives a first impression but is not an official label.
The most effective measures are typically wall insulation, roof insulation, HR++ glass, a heat pump, and solar panels. For each address, WoningSearch shows which steps are most logical and which subsidies are available.
An energy label is valid for 10 years. After that, a new label must be requested. You may request a new label sooner if significant improvements have been made.
Requesting an energy label costs on average €200 to €400, depending on the property type and region. A certified advisor visits for an inspection of about one hour.
For each address, we show the official or estimated energy label, indicative monthly costs, concrete improvement measures with payback periods, and available subsidies. You can also compare with other homes on the same street or neighborhood.
