What is an energy label?

An energy label indicates how energy-efficient a home is, on a scale from A (very efficient) to G (least efficient). It's based on insulation, heating, ventilation, and energy generation.

Required for sale & rental

In the Netherlands, a valid energy label is legally required when selling or renting out a property. The fine for not having one can be up to €340.

How is the label determined?

A certified energy advisor assesses the property's insulation, glass type, heating system, ventilation, and any solar panels.

What if there is no official energy label?

If no registered label is available, WoningSearch shows an indicative estimate based on the construction year and property type. This gives a first impression but is not an official label.

How can I improve my energy label?

The most effective measures are typically wall insulation, roof insulation, HR++ glass, a heat pump, and solar panels. For each address, WoningSearch shows which steps are most logical and which subsidies are available.

How long is an energy label valid?

An energy label is valid for 10 years. After that, a new label must be requested. You may request a new label sooner if significant improvements have been made.

How much does an official energy label cost?

Requesting an energy label costs on average €200 to €400, depending on the property type and region. A certified advisor visits for an inspection of about one hour.
